The most effective path is combining a quality study guide with personalized tutoring. Start with The Nutty Real Estate Professor Study Guide — it breaks down every topic that appears on the Florida state exam in plain, simple language, without the confusion of a textbook. Then add a one-on-one Zoom tutoring session with Rick to go over your weak areas before exam day. Students who use both consistently outperform those who study alone. Go to the STORE to get your study guide and get started today.
The Florida Real Estate Exam has a pass rate of around 45–50% for first-time test takers — which means more than half of people who walk in unprepared walk out without a license. The exam is 100 questions and covers math, real estate law, contracts, financing, and more. The good news? With the right preparation it is very manageable. Rick has helped hundreds of students pass — including many who had already failed once or twice — by focusing on exactly what the exam tests, not everything in the textbook.
Click on "Appointments" in the top navigation menu, choose your preferred date and time, and book directly online. All sessions are conducted via Zoom, so you can attend from anywhere in Florida or anywhere in the world. Sessions are one-on-one with Rick, fully personalized to your specific needs and weak areas.
Tutoring session pricing is listed in the Store and Appointments section of the website. Rick offers individual sessions as well as packages for students who want ongoing support through exam day. There is also a free guide "The 10 Things Your Real Estate Class Never Told You". Available at no cost. Just enter your email on the homepage pop-up to receive it.
Yes, but creating a Zoom account is completely free and takes less than two minutes. Go to zoom.com, click "Sign Up Free," and follow the steps. Once you have an account, Rick will send you a meeting link before your session and you simply click to join. No special equipment needed just a computer, tablet, or smartphone with a camera and microphone. Add an answer to this item.
You can retake the Florida Real Estate Exam as many times as needed, but you must wait at least 24 hours between attempts. If you fail twice, you are required to complete additional education before retaking it. This is exactly why solid preparation before your first attempt saves you time, money, and stress. Rick specializes in helping students who have failed before identifying exactly what went wrong and fixing it.
The Florida Sales Associate Exam covers real estate law and regulations, types of ownership and property rights, contracts and closings, financing and mortgages, appraisal and valuation, fair housing laws, real estate math, listing and buyer agreements, and agency relationships. Rick's study guides and tutoring sessions cover every single one of these areas in a way that is easy to understand and remember on exam day.
The Nutty Real Estate Professor Study Guide is a comprehensive, Florida-specific exam prep resource covering all topics tested on the state exam. It is written in plain English — no confusing textbook language — and includes key concepts, definitions, practice questions, and real estate math breakdowns. It is designed to be used on its own or alongside tutoring sessions. Visit the STORE to see all available study guides and course options.
Absolutely. Rick offers coaching and consulting for licensed agents who want to level up — whether that means mastering the CMA, improving your listing presentation, building your brand, or understanding the business side of real estate. With 34 years of experience as an active broker and instructor, Rick brings real-world knowledge that goes far beyond exam prep. Check the Subscriptions and Featured Products sections for agent training options.
Most students are ready to sit for the exam within 2 to 6 weeks of focused study, depending on their background and how much time they can dedicate each day. Students with no prior real estate experience typically need more time, while those who have taken a pre-license course but want extra reinforcement can often prepare in 2 to 3 weeks with Rick's study guide and a few tutoring sessions.
Yes. Rick is fully bilingual and offers tutoring sessions in both English and Spanish. All study materials are also available in Spanish. If you prefer to work in Spanish, simply mention that when booking your appointment.
Most exam prep courses give you a pile of material and leave you to figure it out alone. Rick does the opposite. Every tutoring session is one-on-one, personally led by Rick — not an automated course or a junior instructor. With 34 years of active experience as a broker, instructor, and course creator, Rick knows exactly what is on the Florida exam and how to explain it in a way that sticks. His students don't just pass — they understand what they're doing, which makes them better agents.
Do not get discouraged — failing the exam is very common, and it simply means you needed a different approach to studying. Rick works with many students who have failed once, twice, or more. He will go through your weak areas with you, explain the concepts in a new way, and give you a specific plan to pass on your next attempt. Book a session and let's get you across the finish line.
